Understanding New Construction

Are you interested in buying a new construction home? There are three main types of new construction homes: spec homes, custom homes where the builder has specific plans and models available, and custom homes where you can design your own home from scratch.

Spec homes are homes that are built by a builder before they have a buyer. The builder picks the lot, designs the home, and builds it. Once the home is finished, the buyer may be able to make a few selections but a lot of the choices have already been made for them.

Custom homes where the builder has specific plans and models available are similar to spec homes, with a few key differences. With these homes, the buyer has more control over the design of the home, including finishes such as flooring, countertops, and fixtures.

If you want complete control over every aspect of your new construction home, a custom build may be the right choice. Custom homes are built from scratch according to a buyer’s specifications. The buyer will typically purchase the land and then hire their own builder to construct their new home. This gives buyers a lot more control over the design and amenities of their new home.

In the Dallas Fort Worth market, many builders have switched to only building spec homes. This is because there have been many delays in the building process due to the pandemic. Costs have also fluctuated a lot. This makes it difficult for builders to know upfront how much the new home will cost.

Ultimately, the type of new construction home you choose will depend on your budget, preferences, and lifestyle. Whether you are interested in a spec home, custom home with pre-designed models available, or complete custom build, there are many options to explore.
